Structural and electrical

Flat roofs need ballast or penetration plans reviewed by a structural engineer, factoring in wind loads and the added dead weight of racking, panels, and cabling over the building's lifetime—not just at installation. Check existing cable routes and spare room in distribution panels for solar breakers, and confirm the building's earthing system meets current standards before tying in new equipment.

Coordinate with your accountant for depreciation and tax treatment if applicable, since commercial assets are often treated differently from consumer purchases for accounting purposes.

Load profile and demand-charge coordination

Commercial and industrial tariffs often include demand (kW) charges that solar production may not reduce much if your peak demand occurs outside solar hours (early morning start-up loads, evening closing routines, or equipment that runs regardless of sunlight). Before sizing a system, review at least 12 months of interval or monthly demand data if your DISCO provides it, so the design targets your actual demand pattern rather than a generic assumption.

For businesses with variable hours (retail, warehousing, manufacturing shifts), model separate weekday/weekend or seasonal load profiles—self-consumption value can differ sharply between a five-day office and a seven-day retail outlet.

Operations, maintenance, and insurance

Commercial arrays typically justify a formal operations and maintenance (O&M) contract covering cleaning schedules, inverter monitoring, and response times for faults—downtime on a commercial system has a direct revenue impact, unlike a home rooftop. Ask installers what O&M packages they offer and what response time is guaranteed.

Check whether your existing property or business insurance covers rooftop solar equipment, or whether a rider is needed for fire, theft, or storm damage; also confirm liability coverage during installation and maintenance work performed by contractors on your roof.
